TSP VALUE AND INCOME FUND I DELIVERS 17% NET IRR

Transwestern Investment Group Completes Monetization of First Fund


DALLAS, April 16, 2019 (GLOBE NEWSWIRE) -- Transwestern Investment Group (TIG®) today announces it has completed the monetization of TSP Value and Income Fund I, a real estate investment fund that delivered a 17% net IRR to investors after fees, expenses and carried interest. With $150 million in committed equity, the fund also generated greater than 9% annual cash-on-cash since the first acquisition in February 2015.

The TSP Value and Income Fund I was focused on reducing risk and volatility in the value-add space. The fund targeted investment opportunities that benefited from TIG’s intensive value-add process and also generated strong cash flow during the hold period.

TIG closed out Fund I with the recent portfolio sale of the industrial investments in the fund, totaling 3.5 million square feet in Illinois, Indiana, Kentucky and Ohio. The highly successful portfolio sale demonstrated the benefits of the industrial aggregation sub-strategy and resulted in Fund I delivering returns far above the targeted return. All Fund I investors made commitments to TSP Value and Income Fund II, as did new investors.
