Sponda Plc will acquire two office properties in Helsinki - at Fabianinkatu 23 (5 100 m2) and Kaupintie 3 in Lassila (54 800 m2) - from Sampo Liikekiinteistöt Oy (Sampo Business Properties) for a total of EUR 79.5 million including capital transfer tax.
The Fabianinkatu 23 property, built in 1962 and renovated in 1986, is situated adjacent to the Unioninkatu 18, 20, 22 and 24 sites and Fabianinkatu 19-21 property already owned by Sponda. Fabianinkatu 23 has a total floor area of 5 100 m2 and its net yield fully rented is about 7.4 %. The purchase raises Sponda's portfolio in the area to over 43 000 m2. Together, these buildings form a large property complex that, in line with Sponda's strategy, enables the company to develop the area further.
Kaupintie 3, consisting of several buildings, has a floor area of 54 800 m2. It will be leased to Sampo for 15 years and the capital lease on the property will total 8.5 % of the purchase price. The first part of the property complex was built in 1974 and subsequently extended between 1984 and 1991.
