Once everyone knows something, that's usually the top. About a month ago I wrote about a friend of mine who quit his job at a legal headhunter, often making $30,000 per placement to work in real estate in San Diego. Now, San Diego was already the hottest real estate market in the U.S., with prices doubling in three years. I wrote that if that wasn't a sign of the top of the market, I don't know what is. Now, I heard a quote on CNBC that 23% of homeowners are also "investing" in mortgages. Also, in some cities it costs half as much to rent, as it does to buy, per monthly payment.

People seem to have such short memories. They think that house prices never go down. Well, in the 1980s house prices went down in many parts of the country. People forgot already. Or, they say, "that was in the old days", or, "this is a new era". Yikes. That's one expression you have to be really weary of. A "new era". The thing that is bothering me about this "new era of home building" is that people are just starting to talk about a bubble right now, which means the bubble could still continue for a little longer. Buying real estate now would be akin to buying technology stocks in 1999. You might still be able to make a lot of money, only to sell to a bigger fool right before the crash.
