Baltic Property Trust UAB, a subsidiary of Baltic Property Trust A/S, is in the process of negotiating the sale of the property located at Ševčenkos g. 21/ Vytenio g. 12, Vilnius, Lithuania. Baltic Property Trust UAB intends to sell the property without any encumbrances. Currently, the office building located at Ševčenkos g. 21/ Vytenio g. 12, Vilnius, and the lease right of the land located at the same address are mortgaged and pledged in favour of AB SEB Vilniaus Bankas acting for the benefit of the bondholders of Baltic Property Trust A/S Euro 5,000,000 bond issue (ISIN LT1000403121). Baltic Property Trust A/S will seek consents from bondholders representing more than 50% of the issue to discharge the aforementioned mortgage and pledge and to replace it with the secondary mortgage over the property located at Valdemara 112, Riga, Latvia. UAB KOBA has determined the market value of such property to be Euro 10,814,000 as per 31 December 2006. Mortgage over property located at Valdemara 112, Riga, Latvia, currently secures Euro 3,000,000 owed to Nordea Bank Finland Plc. Latvian Branch, and the latter has already consented for the possible secondary mortgage to secure interests of the Baltic Property Trust A/S bondholders under issue ISIN LT1000403121.
