Skanska develops and sells office and residential project in Stockholm for about
SEK 450 M

Skanska is developing and selling a combined office and residential project in
Hammarby Sjöstad in Stockholm. The total sales price amounts to about SEK 450 M
and the transaction is being carried out during the fourth quarter.

Developed by Skanska Sweden, the project comprises two parts. The first consists
of a residential building with 80 apartments and a 6,000-square-meter office
building. These are being acquired by Familjebostäder, which will move its head
office to part of the office building. 

The second part of the project comprises an office building containing about
7,500 square meters of office premises in eight stories. The buyer of this part
is Areim Fond 1, which is making its first investment on the Swedish market.

The project is being carried out in the expanding city district of Hammarby
Sjöstad in Stockholm, near the Southern Link highway traffic system.
Construction is being carried out by Skanska Sweden and begins during spring
2008, and the new tenants are planned to move in during first half 2010. 

Skanska Sweden focuses on construction of residential, public and commercial
premises as well as the infrastructure throughout Sweden. The business unit has
about 11,000 employees and reported revenues in 2006 of about SEK 24 billion. In
Sweden, Skanska is also active in the development of residential and commercial
properties.
