These are the findings of the latest survey by Estavis AG. Both German institutional investors and investors in the US, UK and Scandinavia participated in the report. Almost half of the companies, 42%, have increased their equity investments since the subprime crisis. However, 27% stated that they had delayed their investments as a result of the subprime crisis. 23% of the companies asked indicated that they had not been affected by the subprime crisis. 'Investors are concerned that banks may now exit forthcoming or existing finance arrangements. If this happened some investments would no longer be possible,' explained Rainer Schorr, CEO of ESTAVIS AG. Around 70% of those asked intend to focus their investments on commercial property in the future. In addition to investments in hotels, logistics and office properties, the main preference is for retail property. Retail properties in pedestrian areas and specialist stores are seen as particularly attractive. 'At the moment, residential property does not appeal to investors. Only around 9% of investors are interested in properties with a major residential share,' stated Schorr. When asked about preferred locations the answer was very clear: More than half of the respondents are particularly interested in large cities. 37% prefer investments in cities with a population in excess of 500,000. 19% said that their minimum population was one million. Of these cities, those in the south and west of Germany are particularly attractive. 'Institutional investors are interested in cities that are economically prospering, such as Hamburg, Cologne, Düsseldorf and Munich. Regions with declining populations will face difficulties in the future,' commented Schorr. 19% are still interested in Berlin. 'The high level of interest in Berlin is probably still due to the lower purchase prices,' explained Schorr. Estavis also asked investors about their return expectations. Over 20% of investors expect a return of at least 7.5% on opportunistic properties. For core+ properties, two-thirds expect to see a return of 5.5% to 7.5% and in the value-added sector over 70% of investors require a return of 6% to 7.5%. With its investment barometer and the property barometer, Estavis regularly reports on the real estate market in Germany. For the investment barometer, Estavis asks institutional investors about their investment behaviour. In the property barometer, Estavis reports on price developments of residential and business properties in the 500,000 to 3 million price segment.
