NCC leases offices at Kungsbron to SunGard

NCC Property Development has signed a lease with SunGard pertaining to
approximately 5,000 square meters of floor space in the Kungsbron office
property in central Stockholm. The property has already been sold to Vital
Forsikring. Signing of the lease will give rise to a positive effect on earnings
during the first quarter of 2008.


“We have now leased approximately 55 percent of Kungsbron and several parties
are showing an interest,” says Magnus Widén, Manager of NCC Property
Development's Stockholm Region.

SunGard, the global leader in software and processing solutions for financial
services, is to lease approximately 5,000 square meters of space and move into
premises on the seventh and eighth stories of Kungsbron in September 2009.
 “SunGard have found a modern and well suited office solution that is aligned
with SunGard's vision” - Mathias Hasselrot, CFO and responsible negotiator at
SunGard.

Kungsbron will be a completely new office block containing18,000 square meters
of floor space, in which workplaces, stores and parking spaces will be assembled
under one roof. NCC's office project is strategically located in the heart of
central Stockholm, just north of Kungsbron Bridge with direct connections to the
Arlanda Express and Stockholm Central Station. Kungsbron will give life to a new
part of Stockholm's commercial center and be part of a larger development that
includes offices, hotels and housing at Norra Bantorget in Stockholm.

Leases have already been signed with DTZ, Essen International, FAR and
Implement, who will move into the premises in January 2009, and with Pressbyrån,
which will open its store in January 2009. Leasing of the remaining premises,
which will be ready for occupancy in stages throughout 2009, is under way and
discussions are being held with several interested parties.
