IFM Immobilien AG acquires Frankfurt’s Zeilgalerie

Frankfurt am Main, July 17, 2008: Today IFM Immobilien AG, an investor and
active project developer that is particularly engaged in commercial real
estate, with an emphasis on office and downtown retail uses, acquired the
Zeilgalerie shopping center in Frankfurt am Main from Signature Capital.
The transaction is expected to go through in mid-August. The purchase was
carried out indirectly by acquiring 94.8% of the project company that owns
the Zeilgalerie. The seller retains a 5.2% minority interest. The total
investment, including EUR 8 million for planned revitalization work, will
exceed EUR 59 million. The acquisition strengthens IFM Immobilien AG’s
portfolio in downtown retail.

The Zeilgalerie was built in 1992, and has 43 commercial tenants on a total
floor space of about 12,400 m2. Occupancy is 95 percent, and provides a
current rental yield of more than 6 percent.
