when Landic Property Bonds VII A/S announced that it cannot meet its obligation
to pay interest for the bond on the interest payment date, 30 November 2008.

Today Landic Property Bonds VII A/S announced that it has received an
acceleration notice from the senior mortgage creditors. The announcement states
that the total commitment is terminated and steps will be taken to initiate a
forced liquidation of the security, including but not limited to the portfolio
of properties and or the subsidiaries. The senior mortgage creditors have
announced that it will not at this time mail for bankruptcy of the Swedish
corporation/main company or the company. It is Landic Property Bonds VII A/S'
assessment that a forced liquidation will have significant negative effect on
the financial situation of the issuer, at that the proceeds most probably will
not cover the senior mortgage creditors, and thus no coverage of the bond
owners is expected.
In light of the Landic Property Bonds VII A/S' announcement, the exchange is
suspending the trading of the bonds above.
