TOTAL ENERGY CONSUMPTION OF YIT ”ENERGYGENIUS” PREMISES REDUCED BY HALF
YIT is developing their Energianero (”EnergyGenius”) concept for constructing business premises, and at the same time preparing for the stricter energy saving regulations issued by the Ministry of Environment in 2012. In the future, office, business and logistics premises are to be implemented as cost-efficiently as possible and designed and constructed to save enough energy to keep their total energy consumption, expressed through an "e number", to approximately half the maximum level set by the new energy standards. In practice, a lower energy consumption level is achieved through better air tightness, more efficient heat recovery and energy-saving LED lighting.
Construction orders based on the total energy consumption of new construction work will enter into force on 1 July 2012. The most significant change will be that the energy efficiency of a property will be measured in the future through total energy consumption, whereas at the moment it is estimated according to the efficiency of the separate construction areas, such as the walls or the ceilings. In practice, this allows for flexibility in planning and enables creating cost-efficient and innovative energy-saving solutions.
– In addition to the stricter standards, we would like to stay one step ahead and improve the total energy use of the buildings even further. Our principle is that energy saving measures genuinely reduce the amount of purchased energy, and the resulting energy saving measures have a short payback period, explains Timo Lehmus, senior vice president at Business Premises at YIT.
There are different certifications for ranking the energy and environmental efficiency of business premises, such as the international LEED Environmental Certification for sustainable development. YIT is applying for the LEED Certifications for its Triotto office building in Käpylä, Helsinki, Tiilitie Logistics premises in Vantaan Petikko, Willa Shopping Centre in Hyvinkää, and Ratinankaari office and business premises in Tampere. LEED Certification is granted and supervised by the independent Green Building Certification Institute (GBCI).
– Owners of the premises value the certifications granted to the premises. They serve as an official proof that the premises meet the requirements in their implementation and use, states Timo Lehmus.
