Sweco office building developed by Sponda at rooftop height
Property investment company Sponda Plc is building three office buildings for Sweco at Ilmalanrinne 1 in Ilmala, Helsinki. The approximately 18,000 square metre Ilmalanrinne office complex is located amid the densest population of the Helsinki metropolitan area, near the busy access roads and main traffic arteries of Helsinki. The pre-let rate of the property is 100 per cent.
The construction of the new property began in spring 2014. Today, the site is holding the topping out ceremony.
- The office complex, which has excellent access to public transport, strengthens Sponda’s portfolio of office properties in a strategically significant area. The project is one of the largest currently underway in the Helsinki metropolitan area, says Sponda’s President and CEO Kari Inkinen.
Ilmalanrinne is a low-energy building
Solutions that improve user-friendliness, environmental sustainability and energy efficiency are emphasised in the design and construction of the office complex. In Ilmalanrinne, particular attention is being paid to energy management during the use of the complex. Sweco acts as the energy and environmental classification consultant for the project.
The building service system selected for the property is the energy-efficient Are Sensus system. In addition to energy efficiency, the system will improve the attractiveness of the building by reducing the draught problems experienced in cooled down buildings. The system encompasses the heating, cooling, ventilation and lighting of the office complex.
Sponda applies for the internationally esteemed LEED® Gold environmental certificate for Ilmalanrinne. Upon completion, the building will also be part of Sponda’s Energy efficiency programme, the company’s initiative that strives for energy conservation in partnership with its clients.
The office complex will be completed in December 2015
The first three office buildings of Ilmalanrinne will be completed in December 2015. Sponda has the opportunity to expand the office complex with two more office buildings.
At the moment, interior and facade construction is underway at the property. In addition, two parking levels will be built under the six-floor office complex.
