Super-powered technologies turn office tower into the “Superman” of the metro Denver area

DENVER, April 29, 2019 (GLOBE NEWSWIRE) -- As the Denver market continues to explode, 1144 Fifteenth, a newly unveiled office tower found a way to stand out among them all. Hines – the developer, owner and property manager of the luxury office highrise— announced the installation of a new in-building wireless network that promises unparalleled cellular performance for tenants and visitors.

“Denver has experienced a paradigm shift over the past decade and is emerging into a primary market fueled by population growth, lifestyle and a talented workforce,” said Chris Crawford, Hines Managing Director at 1144 Fifteenth. As such, the first Class A high-rise office tower was designed to be the “Superman” of all buildings – a Class AA skyscraper that boasts a sleek, modern design and the latest technologies and amenities.

In 2018, the Metro area office and industrial markets set unprecedented records — growth that industry experts believe will not decline any time soon. Last year alone, the area added 43,527 jobs as well as 80,000 new residents. With statistics trending toward a booming rise in commercial real estate and a continuous rise in population, Denver continues to be an attractive location to the younger generation.

“1144 Fifteenth was the first office development of its kind in the Denver area within the last 30 years. During the development phase, the intent was to differentiate ourselves from the older product set by implementing the most current technology on the market,” said Hines’ Stephanie Rosenthal, General Property Manager at 1144 Fifteenth.

The LEED®-Gold certified property features a state-of-the-art air filtration system, destination-dispatch elevators, and a 10% higher energy efficiency than competing properties. Behind the scenes, “in-place technology allows for daylight harvesting and smart, efficient building system controls which translate to reduced energy consumption and lower cost of occupancy for tenants,” said Rosenthal.

Other stand-out amenities include a 5,500-square-foot gym, 10-foot floor-to-ceiling windows, an auto detailing service in the parking garage, and various restaurants – all geared toward drawing new visitors and providing the highest level of tenant satisfaction.

The Drivers:

“The decision to install an in-building wireless solution to support current cellular networks and provide a foundation to expand to smart building technology and 5G was truly about enhancing the tenant experience and differentiating ourselves from the competition. By installing the system on the front end as part of core and shell construction, we eliminated the need for tenants to solve for [cellular connectivity] as part of their space planning and tenant improvement construction,” Rosenthal said.

Rosenthal continued, “We live in an increasingly mobile culture where people are constantly working out-of-pocket and are dependent on cellular communication.  As such, reliable cell coverage within the walls of the building is a basic expectation of many of our tenants, and we’ve been pleased to deliver that convenience. In addition, the flexibility to go mobile has helped activate our tenant amenity spaces including 1144’s grand lobby and living room area. Tenants can relocate to these spaces to be productive in a more casual and relaxed setting.”

Thom Antonopoulos, Chief Revenue Officer at Connectivity Wireless, explained how an emphasis and intentionality of planning around digital amenities are a hint of what’s to come as connected buildings become the norm. “Hines’ intentionality of implementing an in-building wireless system to support high-tech amenities will be rewarded with high tenant satisfaction and retention as they find themselves in a comfortable and modern environment ideal for productivity. It’s easy to predict an increase of both older and new buildings designing to accommodate similar systems as we head into a ‘smart-building’ future,” he said.

About the Project

Connectivity Wireless partnered with its parent company, leading neutral-host provider Neutral Connect Networks, to bring coverage throughout this 40-story property – the fourth tallest building in Denver.

“Neutral Connect Networks brought to the table several cost models which allowed us to find the right financial solution to deploy the technology at 1144 Fifteenth. Connectivity Wireless executed the construction and managed the carriers efficiently and effectively. The professionalism of their team, specifically the project manager, has been impressive as they work to navigate this challenging project,” said Michael Bjes, Hines Senior Construction Manager.

Spanning 930,000 square feet, the JMA Teko system was completed in 80 days and leverages 51,000 feet of coax, 4000 feet of fiber, 277 antennas, and 13 RUs to deliver robust coverage throughout the 671,120-square-foot building. The neutral-host system, currently supporting Verizon, is designed to support all four carriers.

“Today’s property managers must ensure their wireless systems empower today’s tenants and devices but also are designed with a natural migration to support 5G services.  Our partner, Connectivity Wireless, understands the technology and has delivered for 1144 Fifteenth,” said Kevin Gallagher, EVP, Neutral & Private Networks at JMA Wireless.
