Brandywine Homes' Lemongrass Community Is Sold Out

Strong Location, Market Boost Demand for Single-Family Homes in Fountain Valley


FOUNTAIN VALLEY, CA--(Marketwire - Jan 14, 2013) - All 16 homes in Brandywine Homes new Lemongrass community in Fountain Valley have sold, the homebuilder announced today.

Fountain Valley's good schools were key to the quick sell-out at Lemongrass, but pent-up demand, low interest rates, generous lot sizes and smart design also contributed, said David Barisic, vice president of sales and marketing at Brandywine Homes, one of Southern California's premier infill developers and homebuilders.

"Fountain Valley has a sizeable following of people who want to live there, primarily for the schools," Barisic said. "The market had something to do with our success, as well. The last two to three months in Orange County have been really great for new-home sales -- not just for higher-end homes -- but homes across the board."

Homes in the 2.95-acre development at 18110 Magnolia St. in North Orange County, which started in the mid-$900,000s, feature Craftsman and Mission architecture, with three floor plans ranging from 2,600 square feet to 3,600 square feet, and three-car garages. Home sites, starting at just under 7,000 square feet, are unusually large for the coastal area.

Most buyers were families with school-age children, Barisic said, and the most popular construction features were, in order, a spare bedroom on the main floor, super-sized kitchens that open into a great room, and big back yards.

"The No. 1 thing our buyers were looking for was a ground-level bedroom for that extended family member, whether they lived there full-time or were just visiting," said Barisic. "That was the absolute must for everyone who bought one of these."

Gourmet-quality kitchens, with six-burner stoves, designer granite countertops, large islands and stainless steel appliances, are standard in Lemongrass, and its large lots "give the homes pool-sized yards, which are pretty hard to come by in this neck of the woods," Barisic said.

Brandywine, which specializes in infill developments, bought the property from the First Christian Church of Huntington Beach, which had been leasing the space to Mariners Church as a satellite facility.

"It was surplus property, bordered on three sides by homes already, so we thought it was perfect for a few more," continued Barisic.
