April Housing Starts on Prince Edward Island

HALIFAX, NOVA SCOTIA--(Marketwired - May 9, 2016) - Housing starts in Prince Edward Island's urban areas were trending at 273 units in April compared to 388 in March according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.

"Urban area housing starts on Prince Edward Island continued to trend lower in April, as this was the first time that the trend measure did not encompass the sizeable uptick in multiple starts from October 2015 said Sarena Teakles, Market Analyst. "At the same time there was an increase in actual starts including singles and multiples with year to date performance now only slightly down to the end of April," Teakles added.

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analysing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next.

The standalone monthly SAAR was 443 units in April, up from 179 in March.
