NCC finalizes sale of office project in Finland to SEB 

In December 2006, NCC Property Development signed a conditional sales contract
with SEB Immobilien-Investment GmbH concerning the divestment of Airport Plaza
Business Park Vivace in Helsinki, Finland. The terms and conditions of the
contract have now been fulfilled and the purchase consideration of SEK 210
million has thus been paid. The divestment will have a favorable impact on
earnings, which will be recognized during the first quarter of 2008. 


NCC has now completed the Plaza Vivace property in the Vantaa Aviapolis area and
has leased 85 percent of the rental space. The property, comprising a total of
7,400 square meters and 192 parking spaces, was completed in February 2008. NCC
has issued a rental guarantee and will retain leasing responsibility for the
remaining unleased space for a maximum of two years.

Vivace is the sixth completed building at Plaza Business Park in Aviapolis,
which is situated close to Vantaa Airport. NCC Property Development is
developing a further two buildings in the area. Production of one of these
buildings, Largo, comprising slightly more than 6,000 square meters, has been
initiated. 

“The market for leasing office space in the Helsinki area is favorable and rent
levels are rising in attractive locations. Interest in leasing premises in the
Aviapolis Airport area is considerable,” says Jorma Ahokas, Head of NCC Property
