Brandywine Homes Enters Fountain Valley Market With Acquisition of 2.95-Acre Redevelopment Site

The Lemongrass Community Will Feature 16 Homes With Spacious Lots in a Supply Constrained Market of Orange County


IRVINE, CA--(Marketwire - January 3, 2011) - Brandywine Homes, one of Southern California's most successful infill developers and homebuilders, announced today it has acquired a 2.95-acre site in Fountain Valley where it plans to build 16 homes over the next 18 months.

The single-family detached home community of Lemongrass will be built on the site of the former First Christian Church at 18110 Magnolia St.

"This is a great development for Brandywine because it fills a void in the local market and Fountain Valley is a very desirable place to live," said Brett Whitehead, president of Brandywine Homes, which is based in Irvine, Calif.

"There is virtually no new home activity in Fountain Valley even though the demand for housing has been proven," he said. "It also fits nicely into our business plan because, although it is relatively small, it expands our reach into the coastal communities of Southern California."

Model homes are expected to be completed by mid to late summer, 2011, with community completion in the summer of 2012.

The church, owned by First Christian Church of Huntington Beach, was used for its Spanish-language congregation before it was rented to Mariners Church of Irvine, which used the site as a satellite campus. The church property was sold to raise money for an extensive renovation of the main First Christian Church in Huntington Beach.

"Lemongrass is exciting for us for a couple of reasons," said Dave Barisic, Brandywine's vice president of sales and marketing. "First, it is our first community in the city of Fountain Valley, which is well known for the quality of its schools and its proximity to major transportation corridors, shopping and entertainment."

The homes Brandywine is building are designed for "move-up" buyers who may have outgrown their older Fountain Valley home or simply want something a little newer with modern upgrades, he said.
