Axiometrics Launches Student Housing 2.0 Solution

Reports Detail Key Variables and Rank the Student Housing Market at 80 Top Universities

DALLAS, TX--(Marketwired - August 14, 2013) - Axiometrics Inc., a leading provider of apartment market research data and advisory services, has introduced AxioStudent Housing 2.0, which allows developers, operators and investors to know more about the student housing market at each featured university and their rank as well the metrics that are necessary to analyze the sector. The two new products are Axio University Report Fall 2013 and Axio80 University Ranking Table Fall 2013.

"We launched our student housing solution in September 2012 to provide standardized reporting and forecasting for the student housing market enabling clients to make better investment and operations decisions. Until our offering, there was a lack of transparency in the performance of the student housing market, which created market inefficiencies resulting in less capital available for the sector," said Ron Johnsey, president of Axiometrics. "Our clients desired deeper dives and ready reports into certain universities, which led to the creation of our university specific reports and ranking tables."

The new products focus on 80 of the top universities favored by the publicly traded student housing REITs and the top 25 owners and managers of student housing properties as ranked by Student Housing Business in 2012.

1. Axio University Report Fall 2013

The Axio University Report provides an analysis and forecast of the key variables driving the student housing market at each university. Each report begins with a Report Summary that includes Key Takeaways, the University's ranking by 10 variables; Key University Trends; Rent and Occupancy Trends for both university- and privately-owned housing; a Supply Risk Assessment; and Demand/Supply Analysis.

Axiometrics' report also features data including:

  • Off-Campus Pre-Leasing Rent & Occupancy (over rolling 12-month period) by distance from the university boundary
  • Index of Properties Table
  • University Housing Map and Trend Overlay Charts
  • Trend Charts (10 year historical and 5 year forecast)
  • Pipeline Delivery Schedule
  • Enrollment Trends
  • University- and Privately-Owned Housing Trends
  • University Tuition Trends

2. Axio80 University Ranking Table Fall 2013

The Axio80 University Ranking Table orders the universities based upon a number of key statistics that drive the student housing market at each university. The report allows clients to be proactive by identifying which universities are the most desirable for future investment or where potential problems may exist.

Rankings featured in the table include:

  • Overall Index Ranking (calculation based on six variables)
  • Revenue Growth Forecast Ranking
  • New Supply Ranking
  • Enrollment Growth Ranking
  • Change in Enrollment Ranking
  • College-Age Population Growth Ranking
  • Affordability/Tuition Ranking
  • Supply Risk

According to Johnsey, "The Axio80 Table becomes a benchmark for the performance of a portfolio of student housing properties. It helps answer such questions as where to invest or sell, what is driving the performance of my student housing markets, and what is the optimal portfolio of student housing markets given my tolerance for risk and return."

Axiometrics tracks information for more than 200 universities, providing highly detailed reporting at the university and project level. Axiometrics tracks 1,230 purpose-built properties totaling 609,363 beds and 3,074 conventional properties totaling 713,499 units in student housing markets. Further bolstering the database, Axiometrics recently acquired Trinitas Ventures' student housing market research database, which features data from approximately 130 student housing markets, including more than 3,200 properties, 500,000 units and 1 million beds.
