IRVINE, CA--(Marketwired - Oct 2, 2013) - In a move to differentiate its service offerings in a competitive office environment, 2040 Main, LLC is pleased to announce that it has selected Stream Realty Partners to reposition its prestigious Irvine building and provide leasing services. The 300,000-square-foot prime office asset is located at the crossroads of Main Street and Von Karman, adjacent to John Wayne International Airport. Currently 17 percent vacant, the building provides unique executive-level services to attract new tenants, and will be upgraded and rebranded as part of the leasing change.

"Stream Realty brings a new mindset to leasing that will help us accomplish our objective of fully leasing this property," said Steven J. Nataupsky, managing partner of Knobbe Martens, one of America's largest Intellectual Property law firms, which started in Orange County more than 50 years ago and is the managing member of 2040 Main, LLC, which owns the building.

The asset will be one of the only Orange County offices to offer unique executive services and a resort-like experience. Upon arriving at 2040 Main, tenants and guests will be treated to music in the lobby and flavored spa-style water. Tenants will have access to an executive assistant-style concierge, monthly tenant appreciation events and other perks.

"This endeavor will provide businesses with the next generation of service and the highest level of amenities in Orange County," said Colby Annett, co-managing partner, Stream Realty Partners. "With our national leasing and management experience, and our insight into industry trends, we've found that more corporations want services such as these as part of their office building experience."

The refresh and rebranding concept was partially inspired by the building's design. By taking into account the property's unique architecture, Stream Realty Partners developed a new building logo, concepts for remodeled common areas, and a distinct, progressive and modernized spec-suite program, including an upscale color palette for the interior. The overall aesthetics, coupled with the amenities and service offerings in development, will appeal to those tenants searching for high-class office space in Orange County.

Approximately 17 percent of 2040 Main is available for lease, including spec-suites ranging from 3,000-to-6,000-square feet. Stream Realty anticipates a full-floor vacancy of 23,000 square feet in the second quarter of 2014. The option of prime building signage is available to perspective tenants depending on the terms of lease.

"We understand that leasing office space is akin to buying a home or luxury vehicle," continues Annett. "Tenants want quality, luxury, service, and convenience. 2040 Main will provide them with amenities that have yet to be offered in a multi-tenant building."
