Homes and Amenities in Second Village Will Embody Active, Outdoor Lifestyle


BLUFFTON, S.C., April 27, 2015 (GLOBE NEWSWIRE) -- Moreland Village, located near the center of the 20,000 acres that comprise Palmetto Bluff, is the latest addition to the property's residential offerings. While Palmetto Bluff's first village, Wilson, reflects a polished side of Lowcountry life, Moreland Village will embody an outdoor, active lifestyle with residences and community spaces that blur the lines between indoor and outdoor living. The first phase of Moreland Village spans a 60-acre site housing 92 residential lots. The completed village will consist of 600 acres with 500 home sites. A limited number of home sites are now available and range in price from $275,000 to more than $1 million.

Moreland Village will offer a number of amenities slated for completion in 2017. They include:

  • Fitness Facilities: The Boundary will also be home to a fitness center with studios for spinning, yoga and Pilates classes; a lap pool; and a family pool with water sports courts, a kid's play area, cabanas and pool bar.
  • Conservancy Areas: A classroom building will house an outdoor amphitheater; a training pond where instructional classes for paddle boarding, kayaking and fly fishing will take place; and a classroom for kids' day camps and lunch-and-learn- style lectures.

Since Crescent Communities purchased the property in 2000, Palmetto Bluff has had an enormous impact on the surrounding community. Last year, the property generated approximately $260,395 in accommodations tax revenue and $145,185 in food and beverage tax revenue. Palmetto Bluff is estimated to generate $1.13 million in property taxes for Bluffton annually, based on 2014 tax values. Palmetto Bluff also gives back to charitable organizations, donating approximately $140,000 last year to Bluffton-based charities including Backpack Buddies, Family Promise, Bluffton Self Help, and Boys & Girls Clubs of Bluffton.
