VA Willing to Lease Land or Existing Building, Also Wants 121 Parking Spots
WASHINGTON, DC--(Marketwired - September 11, 2015) - The U.S. Department of Veterans Affairs seeks expressions of interest for 22,500 net usable square feet of community-based outpatient clinic space and 121 parking spaces in Traverse City, MI. The VA will consider space in an existing building and also land for new construction.
The lease term will be for no more than 20 years.
If in an existing building, the space must be contiguous and located on one floor. The building also must comply with the Americans with Disabilities Act and meet security requirements. Land must be of sufficient size and proportions to accommodate the 22,500 net usable square feet on one floor; provide sufficient security setbacks (25 feet for new construction); accommodate 121 surface parking spaces; and comply with all local laws, rules, and regulations.
The 121 on-site parking spaces must be dedicated for the VA’s exclusive use; be fully compliant with local laws, rules, and regulations; and be handicapped designated in accordance with local code. The parking area must meet all requirements of Architectural Barriers Act Accessibility Standards (ABAAS), which is available at http://www.gsa.gov.

Market Survey Requirements
The VA will conduct a market survey to evaluate all properties submitted in response to this requirement that meet VA's minimum criteria. The Contracting Officer will make an initial evaluation to determine if the offered buildings/sites meet VA's criteria. If the site meets VA's criteria, the market survey team will evaluate properties as follows:
