MARBELLA, Spain, Oct. 05, 2026 (GLOBE NEWSWIRE) -- Foreigners bought a record 97,480 homes in Spain in 2025, according to the Colegio de Registradores, out of 705,357 sales, the most since 2008. What surprises them is rarely the property but the process: three or four professionals, in as many languages, nobody accountable for the buyer's side.
UTRUST was built to fix that. Founded by Spanish property lawyer Almudena Enamorado, it arranges buyer-side representation from the first offer through years of ownership.
What the platform does
Each client gets a private workspace for the investment's lifetime: documents with every download separately authorized, and calculators for Spanish purchase taxes and non-resident borrowing limits.
Automation and AI handle only the repetitive work: document assembly, calculations, status tracking. They do not draft advice, reach conclusions, or communicate with clients under UTRUST's name. Every output is reviewed by a bar-admitted lawyer. Data is hosted in Spain under the GDPR.
A fee that does not move
UTRUST charges a fixed percentage agreed before work begins: 1% without financing, 1.7% with a Spanish mortgage, both before VAT. Hourly billing puts every delay on the client's bill. A fixed fee shifts that risk to UTRUST.
For 2025 matters, UTRUST reports average response times under two hours, due diligence averaging 48 hours and purchases closing in 25 days, across thirteen countries and five languages.
Next: AI in international tax
The next expansion targets international tax: tools that work through a client's structure, such as a Swedish company forming a Spanish holding vehicle, and the treaty analysis that applies.
